Brainpark I, strategically located between the Erasmus University Rotterdam (EUR) and the A16 highway, is set to undergo a major transformation. This former business park will evolve into a green, vibrant neighborhood where living, working, studying, and recreation seamlessly come together. With the approval of the Brainpark I Masterplan in December 2021 by the Municipality of Rotterdam, the area is poised for sustainable and inclusive development. BAKKERS | HOMMEN is proud to contribute to this transformation by developing four distinct phases within Brainpark I, adding dynamic residential, commercial, and communal spaces to the neighborhood.

Building Development

A district shaped by makers, mobility, and mixed use

M4H is one of Rotterdam’s most ambitious transformation areas, evolving from a former port and industrial zone into a mixed urban district for living, working, and making. The area combines large-scale redevelopment with experimentation, creativity, and new forms of urban life.


Former warehouses and harbor structures form the foundation for a new city district, where existing industrial qualities are reinterpreted into contemporary urban architecture.
