Phase 2 is centred around two residential buildings that together offer a diverse mix of apartments. From compact studios to two- and three-room homes, the layout supports different lifestyles while maintaining a calm and comfortable living environment.

Transforming a office zone into a connected urban neighbourhood

Brainpark’s eastern edge lacked residential life and spatial coherence. The challenge for Phase 2 was to introduce high-quality housing while stitching the area into the existing Max Euwekwartier. This required balancing density, mobility, and liveability—creating green, social space without disrupting accessibility or the infrastructural logic of the district.

Phase 2 is designed as a logical continuation of the Max Euwekwartier. The approach focuses on clear spatial organisation: residential volumes define the urban edges, mobility routes structure movement, and green spaces connect buildings socially and visually. By integrating these layers, the plan creates a neighbourhood that feels open, accessible, and intuitive to use.

Strengthening Brainpark as a liveable and future-ready city district

Phase 2 accelerates Brainpark’s transition from office park to mixed urban quarter. The addition of housing, public space, and improved connectivity increases area vitality, supports long-term housing demand, and reinforces the district’s role within Rotterdam’s eastern urban network.


Adds hundreds of apartments across social and mid-rent segments, strengthening housing supply in Rotterdam. Shared courtyards and communal outdoor spaces encourage everyday encounters and support a socially connected neighbourhood.
