Phase 2 is an important milestone in the transformation of Brainpark Rotterdam. Located directly east of the Max Euwekwartier, between the future Esplanade and the K.P. van der Mandelelaan, two residential buildings will rise here, adding a total of 419 new homes to the city. This Phase is a distinctly residential development, with a strong focus on social housing and assisted living. Where Phase 1 introduced lively plinths and commercial amenities, Phase 2 is all about strengthening the housing function and creating a sense of community.

Challenge
Turning a mono-functional office park into a neighborhood
Brainpark’s structure was built around offices and cars, with limited residential quality and weak public-space connections. Introducing housing at scale demanded a shift toward walkability, identity, and comfort—without losing the district’s efficiency and accessibility.

Approach
Use landscape and articulation to humanize density
The project splits mass into two volumes and stitches them together with a green connection to create openness and movement. Façade rhythm, setbacks, and loggias reduce perceived scale, improve daylight, and bring a more welcoming residential character to the street.
