Phase One marks the starting point of the Max Euwekwartier transformation

What was once a monotonous office park is being redefined into a mixed urban environment where living, working and studying come together. Located along the Kralingse Zoom, Phase One introduces a new residential layer to Brainpark, setting the spatial and architectural framework for the area’s long-term redevelopment.


The buildings are positioned to strengthen connections between the campus, surrounding infrastructure and future public routes. Generous green spaces, courtyards and pedestrian paths create a calm counterbalance to the scale of the development and support everyday use.

From mono-functional office park to mixed urban fabric

Brainpark was designed as a closed office environment, active only during working hours and disconnected from daily urban life. Phase One needed to introduce housing and public space while carefully initiating a broader transformation of the area—without disrupting its scale, infrastructure or long-term development potential.

Phase One is conceived as the starting framework of the Max Euwekwartier masterplan. Four residential buildings are positioned to define public space, green routes and future connections, establishing a clear spatial logic that guides subsequent phases and anchors long-term urban change.
