Mixed-Use Development

A residential block in Brainpark Rotterdam, designed to help shift the district from office park to mixed urban living. With 217 mid-rent homes, it strengthens connection, livability, and human scale along the Kralingse Zoom.

Building Development

Built to connect campus and city

Max Euwe Kwartier 02 introduces residential life into the heart of Brainpark, acting as a spatial and functional bridge between Erasmus University, the Kralingse Zoom, and the wider urban fabric. The building replaces a closed office logic with openness, movement, and everyday use.

The development is composed of two residential volumes, MEK02A and MEK02B, designed as a single architectural ensemble. Together they define a clear urban edge while being carefully articulated to avoid monotony and excessive scale.

challenge

Challenge

Turning a mono-functional office park into a neighborhood

Brainpark’s structure was built around offices and cars, with limited residential quality and weak public-space connections. Introducing housing at scale demanded a shift toward walkability, identity, and comfort—without losing the district’s efficiency and accessibility.

approach

Approach

Use landscape and articulation to humanize density

The project splits mass into two volumes and stitches them together with a green connection to create openness and movement. Façade rhythm, setbacks, and loggias reduce perceived scale, improve daylight, and bring a more welcoming residential character to the street.

impact

Value that reaches beyond the plot

Max Euwe Kwartier 02 contributes to the long-term transformation of Brainpark by combining housing, connectivity, and spatial quality in one coherent development.

The project introduces accessible mid-rent housing for students, young professionals, and urban residents, supporting social diversity within Brainpark. By adding everyday living to a formerly mono-functional office area, it helps create a more active, inclusive district that functions beyond office hours and encourages informal interaction.
