Mars is a future-oriented residential sub-area developed by Bakkers | Hommen, defined by two iconic buildings: Phobos and Deimos. Together, they form the heart of a new urban landscape focused on diversity, sustainability, and liveability.

Building Development

Innovative living at the heart of Mars

Phobos and Deimos introduce a mixed residential programme that brings together different housing segments, shared facilities, and active ground floors to create a lively and inclusive urban environment.

Phobos (268 homes) and Deimos (222 homes) together offer a balanced mix of housing: 30% social rent, 30% mid-rent, and 40% free-market apartments. This diversity supports a broad range of households and strengthens social balance within the district.

challenge

Challenge

Creating density while preserving liveability

The challenge for Mars was to introduce substantial residential density without compromising quality of life. The development needed to combine a high number of homes with green space, social interaction, and a clear urban structure, while fitting seamlessly into its broader urban context.

approach

Approach

Balancing diversity, structure, and public space

The approach for Mars centres on a clear spatial framework in which two iconic buildings anchor the area. By combining a strong housing mix with active ground floors and generous green space, Phobos and Deimos form a cohesive neighbourhood that supports both individual living and collective urban life.

impact

Building a resilient and inclusive urban future

Mars contributes to long-term urban value by strengthening social diversity, environmental quality, and economic resilience within the city.

By combining social, mid-rent, and free-market housing, Mars supports an inclusive community where different groups can live side by side. Shared spaces and amenities encourage interaction and help build a strong neighbourhood identity.
